Instone Group said adjusted revenue and net income decreased in the first half of 2026 compared with the same period last year, reflecting slower sales growth for the German residential developer.
For the six months to mid-year, the company reported adjusted revenue of EUR 184.20 million and net income of EUR 1.30 million. Sales during the period amounted to EUR 114.20 million.
The developer highlighted a rise in its adjusted gross margin to 27.9% for H1, a level it described as industry-leading. Instone attributed the stronger margin to the quality of its project portfolio and to cost advantages the company said it retains.
Management pointed to a mix of factors that weighed on top-line performance. Geopolitical uncertainty, particularly linked to the Middle East conflict, was cited as a factor that has reduced the pace of demand recovery and slowed transactions by private investors. The firm also flagged weather-related effects on construction output as contributing to lower adjusted revenue in the period.
Instone reiterated its full-year 2026 expectations and said it now anticipates results at the lower end of its previously communicated guidance ranges. The company continues to project full-year sales between EUR 650 million and EUR 750 million; adjusted revenues between EUR 550 million and EUR 600 million; and adjusted earnings after taxes of EUR 35 million to EUR 40 million.
In addition to the financial update, Instone announced that it has signed a joint venture for a major development project in Düsseldorf. The company provided no further financial details about the joint venture in the H1 statement.
The figures and commentary underscore a period of uneven demand and operational disruption for the developer in the first half of the year. While margins have expanded by the companys own account, sales and adjusted revenue were below the prior-year period as external factors dampened transaction activity and construction output.
Investors and industry observers will likely focus on the companys ability to convert its project pipeline into sales amid the cited headwinds, and on whether the Düsseldorf joint venture will materially influence deliveries or revenue recognition in the near term.
